Who are Tepilo?
Tepilo is an online estate agency created by Sarah Beeny, a well-known property developer and TV presenter. Tepilo claim on average a they will find a buyer in under 60 days.
The agency has been trading since 2009 and is rated Excellent by UK Trust Pilot.
What will it cost?
Tepilo charge a fixed-fee for their packages, starting at £645. All packages prices are inclusive of VAT.
Although Tepilo do not currently offer a no-sale, no-fee package you can choose to pay later on either of the three packages offered (after 10 months or on completion of the sale of your property, whichever is sooner).
By choosing the ‘pay later’ package, one of Tepilo's panel of conveyancers will provide you with a discounted rate for your property purchase and/or sale, which you commit to using. If you do not wish to use a conveyancer from our panel, you will be required to pay an additional £360 inclusive of VAT on completion of your house sale.

What’s Included? Classic Package at £895
Tepilo's website notes the Classic package to be the most popular amongst their customers with 83% choosing this option. This package gives everthing offered in the Essential plus professional photography and a floor plan.
What’s Included? Premium Package at £1295
Tepilo also call the Premium Package the "Sarah Beeny Accelerator package; the best way to maximise your property's exposure." This package gives everything offered in Essential and Classic, plus:
- RightMove Premium Listing
- Zoopla Premium Listing
- Sarah Beeny Accelerator Package (property featured as premium on RightMove for 1 week and via Tepilo's social media channels).

The Process
- The first thing Tepilo recommend doing is finding out how much your house is worth using their free valuation tool.
- If you currently have a mortgage, you will also need to notify your mortgage lender that you are planning to sell.
- Get started by creating an account on Tepilo and uploading your property details.
- Once your property details are uploaded, one of their estate agents will visit to check everything. If needed, they will then take photos, create a floor plan and produce an EPC report.
- Prepare your home for viewings by cleaning, tidying and getting rid of excess clutter. You may also decide to give it a fresh coat of paint or repair any minor damages.
- Hire a solicitor or conveyancer to take care of the legal process of transferring ownership of the property.
- Accept an offer – once you start receiving offers for your house, you can decide whether to accept or decline.
- Negotiate the contract – in your contract you will need to work with your buyer to outline; the length of time between exchange and completion, what fixtures and fittings will be included, and how you will address any problems that may have come up in the survey.
- Exchange contracts – once you exchange contracts with the buyer, you are legally committed to selling the house to them, and they are legally committed to buying it from you.
- Complete the sale! This is when the property officially changes ownership. At this stage, you will accept payment and give the buyer the keys to the house. It is advised that you move out before this date.
